Post-Construction Cleaning
The clean that takes a finished build from site condition to ready for handover. Different work from ordinary cleaning, not a longer version of it.
A newly finished building can look clean and still be full of the dust that built it. Post-construction cleaning is a different job from ordinary cleaning, and treating it as a bigger version of one is why handovers get rejected.
Drywall dust, silica, sawdust and the fine grit from cutting and sanding are far lighter than household dust. They stay airborne for hours, travel through a building on any air movement, and settle again after you have finished the room. They also collect where nobody looks: on top of door frames, inside light fittings, in window tracks, and inside the ventilation system, which then redistributes them every time it runs.
We clean new builds, commercial fit-outs and handovers, and we do the same work at domestic scale after a renovation or an extension.
How it runs
Three passes, in order
Rough clean
Debris and packaging out, floors cleared, the site made safe to move through. Usually while trades are still finishing.
Final clean
The main pass. Top down through every room, ventilation addressed, fixtures detailed, glass and tracks cleared, floors finished last.
Touch-up
After the last trades leave and before handover, to catch the marks made by everyone who walked through after the final clean.
Air scrubbing
HEPA filtration, not just wiping
Sweeping and wiping moves construction dust around. It does not remove it. The fines that cause failed handovers and respiratory complaints are already airborne, and they resettle on everything you have just finished.
We run HEPA air scrubbers, also called negative air machines, on site through the clean. Air is drawn through a pre-filter and carbon stage into a true HEPA final filter rated to capture 99.97% of particles at 0.3 microns, then discharged clean. Scrubber sizing and placement are calculated against the volume of the space so the target air changes per hour are actually met rather than assumed.
Where a wing is finished or occupied and the rest is not, we set up negative air pressure behind poly containment so respirable dust stays on the working side. On concrete, masonry or engineered stone that has been cut, ground or sanded, respirable crystalline silica is treated as the controlling hazard and the containment is built around it.
All vacuuming is HEPA filtered, and supply vents, returns and grilles are cleaned so the HVAC system stops recirculating what we have just removed.

The measure that matters
Air quality, not appearance
Whether a surface looks clean is a weak test, because the dust that causes problems is the dust you cannot see. We take particulate readings before and after on request.
On one post-construction job the reading fell from 90.9 to 4.2 micrograms per cubic meter. That is the difference between a space that looks finished and one that is ready for people to work in, and it is measurable rather than a matter of opinion.

- Removal of remaining debris, packaging, offcuts and protective film
- Stickers and labels removed from glass, appliances and fittings
- Adhesive, sealant, paint spots and grout haze removed from hard surfaces
- High-level dusting: door frame tops, ledges, vents, sprinkler heads and light fittings
- Walls and switch plates spot cleaned
- Baseboards, trim and door edges wiped down
Kitchens and bathrooms
- Cabinetry cleaned inside, outside and on top
- Appliance interiors and exteriors, including behind and underneath where accessible
- Countertops, backsplashes and sinks degreased and polished
- Sanitary ware, tile, grout and fixtures cleaned and descaled
- Mirrors and glass finished streak-free
Windows, glass and frames
- Interior glass cleaned, including sills, frames and tracks
- Grit, sealant residue and paint removed from tracks and runners
- Exterior glass where it is safely reachable
Floors
- Vacuuming with filtration appropriate to construction dust
- Hard floors mopped or scrubbed, into edges, corners and transitions
- Carpet vacuumed with edge detailing
- Protective coverings lifted and disposed of

How it is priced and planned
- Priced on square footage, the state of the site, how many passes you need, and whether air scrubbers have to run between them.
- Tell us the handover date when you call. It drives the plan, because the touch-up pass has to land after the last trade and before the client walks in.
- Carpet extraction, floor stripping and sealing, and specialty restoration are quoted separately.

Post-construction questions
How is this different from a deep clean?
Construction dust behaves differently. Drywall dust, silica and the grit from cutting and sanding are far lighter than household dust, so they stay airborne for hours and settle again after a room is finished. Cleaning in the wrong order just moves the problem around, which is why a room can be cleaned twice and still fail a walkthrough the next morning.
Do we need all three passes?
Not always, but booking only the final clean is usually a false economy. Without a touch-up pass you are handing over a building that every trade has walked through since it was cleaned, and the punch list will find it.
Can you prove the result?

How do you handle silica dust?
On any concrete, masonry or engineered stone that has been cut, ground or sanded, respirable crystalline silica is the controlling hazard. HEPA filtration, HEPA vacuuming and containment are built around that rather than added afterwards.
Do you work around trades still on site?
Yes. The rough clean normally happens while trades are still finishing. Tell us the sequence and we will fit around it rather than getting in the way.
Is this only for commercial builds?
No. Home renovations and extensions leave exactly the same dust in exactly the same places. A finished loft conversion or a new kitchen needs the same treatment as a new build, just less of it.
When should we book?
Tell us your handover date as early as you can. That date drives the plan, because the touch-up pass has to land after the last trade and before your client walks in.
