What Post-Construction Cleaning Involves

A newly finished building can look clean and still be full of the dust that built it. Post-construction cleaning is a different job from ordinary cleaning, and treating it as a bigger version of one is why handovers get rejected.

Construction dust does not behave like household dust

Drywall dust, silica, sawdust and the fine grit from cutting and sanding are far lighter than ordinary household dust. They stay airborne for hours, travel through a building on any air movement, and settle again after you have finished the room. Wiping surfaces in the wrong order simply relocates the problem, which is why a room can be cleaned twice and still fail a walkthrough the next morning.

It also collects where nobody looks: on top of door frames, inside light fittings, in window tracks, along the top edge of skirting, and inside the ventilation system, which then redistributes it every time the system runs.

The three passes

• Rough clean. Debris and packaging out, floors cleared, the site made safe to work in. Usually while trades are still finishing.
• Final clean. The real work. Top down through every room, ventilation addressed, fittings and fixtures detailed, windows and tracks, floors finished last.
• Touch-up. After the last trades leave and before handover, to catch the marks made by everyone who walked through after the final clean.

Booking only the final clean is a false economy. Without the touch-up pass you are handing over a building that the punch list will find fault with.

Air quality is the measure that matters

Whether a surface looks clean is a weak test, because the dust that causes problems is the dust you cannot see. We take particulate readings before and after on post-construction work. On one job the reading fell from 90.9 to 4.2 micrograms per cubic meter. That is the difference between a space that looks finished and one that is genuinely ready for people to work in, and it is measurable rather than a matter of opinion.

What gets missed

• The ventilation system, which then puts the dust straight back.
• Above ceiling height: door frame tops, light fittings, vents, sprinkler heads.
• Window tracks and frames, where grit and sealant residue collect.
• Adhesive, paint spots and sealant on glass, tile and hardware.
• Inside cabinetry and appliances that were installed with the doors open.
• Stickers and protective film left on appliances, glass and fittings.

General contractors ahead of a handover, developers before a walkthrough, landlords finishing a renovation, and homeowners at the end of a build or extension. If you have a handover date, tell us what it is when you call. The date drives the plan, because the touch-up pass has to land after the last trade and before the client walks in.
