Move-Out Cleaning Checklist for Indiana Renters

Most deposit disputes are not about damage. They are about cleaning, and usually about the same handful of items being missed. Work through this before you hand the keys back.

Start with the lease, not the checklist

Your lease may set a specific standard, name particular items, or require professional carpet cleaning with a receipt. Whatever it says overrides general advice, including ours. Read it first, then photograph every room once it is empty and clean, with the date visible. Those photographs settle arguments later far more effectively than memory does.

How deposit deductions are meant to work

Indiana sets a time limit for a landlord to return a security deposit or send an itemized list of deductions after a tenancy ends, and deductions are meant to be for actual damage or unpaid amounts rather than ordinary wear and tear. The exact deadline and the notice requirements are set by statute and can change, so confirm the current rules before you rely on them. Kitchen

• Inside and outside of the refrigerator and freezer, including the seals and the drip tray.
• Oven interior, racks and door glass. This is the most commonly flagged item in the whole property.
• Stovetop broken down: burners, grates, drip pans and control knobs.
• Microwave and dishwasher, inside and out.
• Cabinet and drawer interiors vacuumed then wiped.
• Countertops, backsplash and sink degreased, with limescale removed from the faucet.

Bathrooms

• Toilet cleaned including the base and behind the pan.
• Shower and tub descaled: tile, grout, glass, tracks and fixtures.
• Vanity inside and out, mirror polished, light fixtures detailed.
• Extractor fan cover removed and cleaned. Almost nobody does this one.
• Floors scrubbed into the edges and corners.

Living areas and bedrooms

• Interior windows, sills, tracks and locks. Tracks collect grit and are always checked.
• All floors vacuumed and mopped to the edges, closets included.
• Baseboards, trim, door frames, vents, ceiling fans, blinds and shelving.
• Switch plates and outlet covers.
• Walls and doors spot treated for scuffs, handprints and marks.
• Closets and storage cleared and wiped, including the shelf above the rail.

The last pass

Empty the property first, then clean. Cleaning around furniture and boxes is how the marks underneath get missed. Walk each room once more with the light on and the blinds open, because daylight and a bare room show up everything that a half-packed room hides.
