Does Homeowners Insurance Cover Biohazard Cleanup in Indiana?
This is the first question almost every caller asks, and the honest answer is that it depends on what caused the loss. Here is how it generally breaks down for Indiana homeowners.
Usually covered
Biohazard remediation following a death on the property, a violent incident, or a sudden accidental event is frequently covered under standard Indiana homeowners policies. So is fire and smoke damage restoration, and water damage from a sudden failure such as a burst supply line.
Depends on an endorsement
Sewer and drain backup is the one that catches people out. Standard policies commonly exclude it unless you carry a water backup endorsement, which is usually inexpensive to add. Check your declarations page for wording like "water backup" or "sump overflow", if it is not there, it is probably not covered.
Mold is similar. Mold arising from a covered sudden event is often paid, sometimes up to a sub-limit. Mold from long-term seepage, condensation or deferred maintenance is generally excluded.
Usually not covered
- Damage from surface flooding, which needs separate flood insurance.
- Gradual deterioration, wear and tear, or maintenance the policy considers your responsibility.
- Contamination from activity by an insured person, such as drug manufacture.
What to do before you file
Photograph everything before anything is moved or cleaned. Stop further damage if you safely can. Most policies require you to mitigate, and failing to do so can reduce a payout. Keep receipts for anything you spend. Then read your declarations page before you call the carrier, so you know what you are asking about.
